PROPERTY SNAPSHOT 2: What’s affordable in Bangsar?

•    Commonly referred to as the Beverly Hills of Kuala Lumpur, Bangsar is an elite enclave, dominated by landed housing and exclusive, low-density, boutique condominiums.

•    Based on TheEdgeProperty.com’s analysis of transactions in the 12 months to 1Q2015, the average transacted price per square foot (psf) was RM756 psf in 1Q2015, while the average transacted price per unit was RM1,353,000. 

•    Proprietors in Bangsar tend to have deep pockets. Some 47.7% of secondary transactions were for units priced above RM1 million. Of this, 21.3% belonged to the RM1,000,001 – RM1,500,000 range. Under the RM1million threshold, the RM900,001 – RM1,000,000 range was the most active, accounting for 11.6% of transactions.

•    The most expensive project was One Menerung, with an average unit price of RM3.92 million. This condominium registered a steady volume of transactions despite the overall slowdown. Unit sizes here are large though the smaller units of about 3,200 sq ft were the most popular.

•    The most expensive unit sold in Bangsar within the review period was for a 4,295 sq ft unit at One Menerung. The property had transacted for RM5.43 million in July 2014.

•    Next were Palmyra (RM3.9 million) and Bangsar Peak (RM3.87 million). Both are slightly older projects and have a lower density than One Menerung, hence average prices here vary based on the unit types.

•    Of the most expensive projects, One Menerung, Bangsar Peak and Inara (RM3.19 million) were developed by Bandar Raya Developments Bhd who is behind numerous other projects in Bangsar, including Contessa, Bangsar Puteri, Bangsar Villa, Sri Penaga and Tivoli Villas.
