TheEdgeProperty.com Malaysia’s Best Managed Property Award recognises real estate that is managed with excellence. The objective of this inaugural Awards is to raise the bar on Malaysian property management practices, benchmarking it against the best in class globally. First of its kind, organised in partnership with Nippon Paint Malaysia and Panasonic Malaysia and supported by MIPPM, BMAM, MRMA and The Edge Malaysia, the awards received over 50 submissions this year. Entries were open to all stratified and non-stratified buildings, managed in-house or by property managers. There are three categories – Residential, Commercial and Mixed Development.

Every entry was judged based on the following 7 criteria.

  • Quality of M&E and building services
  • Cleanliness and upkeep of facilities
• Administration
  • Working committee procedures and compliance
  • Transparency of accounts
• Collections
  • Debtor aging / Billing / Collection ratio
  • Proportion of debtors
  • Collection procedures – notifications, reminders, warning
• Financial Sustainability
  • Adherence to budget
  • Cost optimisation initiatives and innovations (e.g. energy saving measures (e.g. LED bulbs, sensors), water harvesting)
• Security
  • Use of technology (CCTV)
  • Proactive measures to enhance building security
• Community and communication
  • Community building initiatives
  • Procedures for tenant or occupant liaison (includes booking for facilities)and dispute resolution
• Development value / yield
  • Comparative growth in value over time
  • Comparative rental yield

The award was prompted by an understanding of the real estate landscape and what is demanded to take Malaysia forward as a desirable international property investment destination. Property investment is not just about buying a roof over one’s head. Neither is it about merely securing a business address. It is about creating value from one’s investment, especially at a time when prices are creeping up. One of the significant building blocks of value creation in a property lies in its upkeep and maintenance. There are specific roles and these must be played collectively by the authorities, developers, property managers, owners and consumers. It is through this Award that we aspire to create awareness and drive home the message of the importance of top-in-class management practices in Malaysia and, more importantly, what are required for this to be a reality. - TheEdgeProperty.com
