The semi-dee is located at the first phase of Beverly Heights. The development has a total of five phases namely phase 1, phase 2, phase 3, phase 5 and phase 6.
Beverly Heights, which is located at Taman Ukay, Ampang, consists mostly of luxury semi-detached homes developed by Beverly Heights Development.
According to Tian, phase 1 typically comprises 2-storey semi-dees of 2,850 sq ft.
However, Tian said the unit which he sold is an end lot and has the extra space to undergo an extension to increase the built-up to 4,000 sq ft.
"This was a good buy as the house was sold at a slight discount due to the current economic condition," he added.
Phase 2 and 3 constitute 3-storey semi-dees with built-ups ranging from 4,500 sq ft to 5,200 sq ft. Meanwhile, in phase 5 and 6, they comprise 3-storey semi-dees with built-ups ranging from 4,900 sq ft to 5,800 sq ft," Tian noted, adding that the land size is pretty standard at 40ft by 80ft.
Tian noted that it is a gated and guarded development and was completed about eight to nine years ago.
The project is near to highways such as the Middle Ring Road 2, Duta-Ulu Kelang Expressway and the Ampang-Kuala Lumpur Elevated Highway.
Residents also enjoy facilities at the clubhouse which has a basketball court, gymnasium, multipurpose court and swimming pool.
According to data from TheEdgeProperty.com, from 1Q2012 to 2Q2016, the highest average price psf for semi-dees at Beverly Heights was recorded in 1Q2014 at RM781 psf. The highest average absolute price then was RM3.31 million.
The available listings on TheEdgeProperty.com show that the average asking price of semi-dees at Beverly Heights is RM3.37 million or RM674 psf.
