KUALA LUMPUR (Feb 26): Homebuyers searching for properties in the Federal Territory of Kuala Lumpur (KL FT) can look forward to a robust supply of affordable high-rises between 2025 and 2028, especially in the northern regions of the city.
Traditionally noted as an area of rapid growth in KL FT, the Batu District continues to lead in new residential launch supply. Covering the northwestern part of the city, it houses neighbourhoods such as Sentul, Kepong, Jinjang, Selayang, parts of Segambut, and Mont’Kiara.
Notably, based on EdgeProp Research’s data, 43.6% of the incoming supply of projects (2025–2028) in Batu post starting prices within the range of RM300,001–RM600,000. The second-highest district with this lower-mid segment is Petaling (Bukit Jalil, Sri Petaling) at 38.9%, followed by 32.3% in KL district (Damansara Heights, Bangsar), and 16% in KL Town Centre (Bukit Bintang, KLCC, Chow Kit).
The Setapak district also posts a high proportion of 46.2% of its new launches between RM300,001 and RM600,000, but in terms of overall supply, Setapak (26 projects) falls behind Batu (39 projects) by 33.3%. Hence, the bigger market share of this lower-mid price range lies in Batu.
The MRT factor
The completion of the Mass Rapid Transit (MRT) Putrajaya Line (MRT2) in 2023 has also boosted the popularity of wider Batu - especially Kepong - which has about eight MRT stations, beginning with the Metro Prima station, up till Sentul Barat. This area of KL FT is also popular amongst locals for its proximity to the city centre, while still retaining its charm, and mostly attainable house prices.
Property launches along Jalan Kepong here have also historically seen great take-up rates, and smaller sections of the district like Taman Wahyu will likely see even more demand with the emergence of townships like Lake City, KL North, which includes a hotel, office spaces, a park, shopping mall, connection to public transport, and apartments (HOPSCA).
Batu or KL North also has plenty of amenities, such as at Jalan Ipoh, next to Sentul — an address for a myriad of vibrant eateries, like Artisan’s Playground by Cookhouse, as well as more traditional spots like the Jalan Ipoh Claypot Chicken Rice stall. The KL Performing Arts Centre is also located in Sentul, attracting those who want to stay in touch with a part of the local arts scene.
