PETALING JAYA (March 17): Sime Darby Property Bhd is now previewing The Serenade, its final condominium offering within the township of The Glades in Putra Heights, Selangor.

The Serenade forms part of The Glades, a 56-acre master planned development with a low density of only eight units per acre. The freehold, gated-and-guarded enclave has good connectivity and accessibility to commercial hotspots, hospitals, international schools, and public transportation hubs.

Previously, The Glades’ first condominium development, The Alcove achieved a 100% take-up for all 72 units amid the Covid-19 pandemic. The low density, 6-storey development resonated well with families and ‘down-sizers’ looking for a balance of nature and convenience with a tropical resort lifestyle.

Meanwhile, The Residences, which comprises luxurious 3-storey bungalows also launched during the pandemic and now only have five units left.

Sime Darby Property group managing director Datuk Azmir Merican said in a press release that the exclusive project reflects the company’s customer-first approach and meticulous attention to detail when it comes to design and development.

Azmir said: “When designing The Serenade, we clearly identified our potential customers and extensively researched their wants and needs, as well as how they would interact with spaces on a day-to-day basis. We saw that post-pandemic, homeowners are looking for larger floor plans with layouts that offer a clear separation of personal, work, and family spaces.”

“In addition, green areas, pocket parks, and recreational features such as jogging and cycling tracks and fitness facilities are more important than ever as health and wellness take a stronger precedence in our lives,” he added. 

The Serenade offers larger built-ups ranging from 1,335 to 2,465 sq ft that are suitable for families, upgraders as well as empty nesters looking to downsize from a landed home.

Rooms are designed to easily convert into home offices, and 20 select units come with their own private garden.

Type A will have three bedrooms and three bathrooms while Types B & C will offer 3+1 bedrooms and four bathrooms. Type D and E will comprise 4+1 bedrooms with five bathrooms and will feature a modern dual key design appealing to multi-generational families.

Selected Type C units also come with indoor-outdoor ‘lanai’ areas that overlook the landscaped greenery of the central Garden Plaza.

According to Sime Darby Property, The Serenade was planned with exclusivity in mind, hence the low density of 122 units spread across five blocks, with only two, four or six units per floor.

The building design maximises natural lighting and ventilation while maintaining privacy; and incorporates sustainability and innovation features such as rainwater harvesting, automated waste collection system and disabilities-friendly playground for children.

Residents of The Serenade will be able to enjoy resort-style living with access to The Glades Clubhouse, equipped with gym, sauna, Jacuzzi, multi-purpose hall, tennis courts, as well as a stunning 50m infinity pool fronting an expansive view of tranquil waterways.

Prior to The Serenade, Sime Darby Property successfully launched two high-rise offerings last year, indicating that demand remains strong for high-rise developments in prime locations. Jendela Residences at KLGCC Resort saw 80% take-up for its first phase upon launch, while Maya Ara Residences in Ara Damansara saw an incredible 90% take-up on the day of launch.
