PETALING JAYA (Dec 18): Gamuda Land celebrated the structural completion of The Amber Residences in twentyfive.7, Kota Kemuning, Selangor on Friday (Dec 17).

“twentyfive.7 is the new heartbeat in Kota Kemuning and today (Friday) marks an achievement for us as we witness the topping-out ceremony of The Amber Residences. When we get the places right, the town works and this translates into mindful planning that has been put into bringing together key components to give the township a unique personality,” said Gamuda Land chief executive officer Ngan Chee Meng in his keynote speech at the topping-out ceremony.

Also at the event were twentyfive.7 general manager Lam Sew Chee, Gamuda Engineering Sdn Bhd executive director Lim Hui Yan and managing director Justin Chin, Gamuda Land executive director Datuk Abdul Sahak Safi and chief operating officer Aw Sei Cheh, as well as Gamuda Land project director (central region) Chu Wai Lune.

According to the developer, the development sets the cosmopolitan pulse of twentyfive.7 as a vibrant vertical community with quayside views, with everything mindfully placed within reach for the benefits of residents and visitors.

The Amber Residences, which sits on a 4.3-acre (about 1.74 hectares) leasehold tract, has a gross development value (GDV) of RM261 million and comprises two 30-storey blocks with a total of 596 residential units. Block A has 275 units and Block B 321 units. 

With only 12 units per floor, the two- to three-bedroom and one- to two-bathroom units have built-ups ranging from 552 to 1,001 sq ft, with prices starting from RM358,000. All units come with air conditioners, water heaters, wardrobes and kitchen hobs and hoods, catering for working professionals and young families.

Launched in May 2019, some 70% of the units are taken up and the handover is anticipated to be in the first quarter of 2022 (1Q22).

There will also be 34 double-storey shops on the ground floor that focus on the essentials and conveniences, such as grocery stores, hardware operators and food and beverage outlets. The tenant mix addresses post-Covid-19 pandemic retail trends while offering residents and visitors convenience close at hand. Priced from RM1.5 million, the shops are 50% sold to date.

The facilities include a swimming pool, wading pool, gymnasium, children’s playground, barbecue and party area, therapeutic garden, urban farm, yoga deck, jogging path, multipurpose hall and reading room, all of which are located at the podium on Level 10.

Ngan stated that The Amber Residences is the township’s first high-rise development that uses Gamuda’s digital industrialised building system (IBS). 

“It is an end-to-end solution that adopts the building information modelling digital design system, whereby data is fed into the robotics production system and the software subsequently drives the design to production. By doing so, it eliminates any error or guesswork that is normally associated with conventional construction methods, and provides flexibility in design while ensuring fast construction and good-quality finish,” he said.

The construction method of The Amber Residences via the digital IBS emphasises the developer’s ongoing digital transformation across its operations, in line with the Gamuda Green Plan 2025, a comprehensive framework that charts tangible targets for Gamuda Bhd driven on environmental, social and governance dimensions over the next five years and beyond.

The Amber Residences has key recreational and commercial components, such as The Buzz.ar and Quayside Mall that are within a 10-minute walk. 

Designed as a place-making space, The Buzz.ar is an open-event platform that consists of bicycle rental and pet grooming services. It complements Quayside Mall’s waterfront spaces, offering different dining diversions with views of the township’s central lake and integrated Aurora Rhythms water screen projection show.

Both The Buzz.ar and Quayside Mall are connected to twentyfive.7’s residential precincts via The Loop — a 7km network of pet and wheelchair-friendly walkways — designed to foster sustainable mobility throughout the township while reducing carbon footprints in line with the Gamuda Green Plan 2025.

With a GDV of RM4.2 billion, the 257-acre Twentyfive.7 is an integrated landed strata township, comprising residential and commercial components. It is easily accessible via the Kemuning-Shah Alam Highway, Shah Alam Expressway, North-South Expressway Central Link, South Klang Valley Expressway and West Coast Expressway, which is under construction and expected to be completed in 2024.
