According to MIP Properties’ real estate negotiator Lee Wei Hsien, who co-broked this deal with Chong Teck Seng of the same agency, he said the tenant was quite particular with cleanliness and wanted a well-maintained unit. This unit met the tenant’s requirements perfectly.

“This unit is fully furnished by the developer and located at the newest block which is Block D. The unit stands out as it is very clean and well maintained, just like new,” said Lee.

He added that the tenant’s current unit faces an on-going construction site in Mont’Kiara, so she was looking for a quieter and cleaner unit.

“Not only was she attracted by the cleanliness of the unit but it also comes with a very nice view of the Mont’Kiara suburb,” he added.

Based on EdgeProp.my’s 337 listings, as at April 2019, the asking rental for Verve Suites is RM4.59 psf or RM3,198 per month. The indicative rental yield is 5.18%.

Meanwhile, based on 272 listings as of April 2019, the average asking monthly price of the units here is RM1,170 psf or RM850,242.

The latest transaction in 4Q2018 was at an average price of RM1,027 psf or RM771,714.
