MELAKA (JULY 17): Property developer Yong Tai Bhd is set to launch its latest project, a condominium-hotel (condotel) called The Dawn at Impression City in Kota Laksamana, Melaka, this weekend.

In a press statement today, Yong Tai said The Dawn @ Impression City will be built on a five-acre site comprising one 28-storey block and one 29-storey block. It is the first series of hotels in the 138-acre Impression City.

“The Dawn consists of 590 standard suites, 28 pool suites, 20 Jacuzzi suites and 10 VIP suites. It has 712 car park bays, which are located on the ground floor up to level five,” the group noted.

The standard, pool and Jacuzzi suites will each have a floor area of 46 sq m or 494 sq ft, while the VIP suites floor area is 92 sq m or 988 sq ft.

The Dawn has a gross development value (GDV) of RM343 million while the entire Impression City has a GDV of RM7 billion.

Fronting the scenic Straits of Malacca, The Dawn is just 2.5km from Melaka’s heritage site and next to a major coastal road.

The Dawn is developed parallel with the Impression Melaka iconic theatre — a mega cultural performance and landmark project in Impression City that is estimated to draw up to two million tourists every year.

“Investors can be assured that the prime location and excellent facilities will deliver impressive investment returns,” the group said.

Among some of the facilities residents can enjoy at The Dawn include a lobby lounge, swimming pool, children’s pool, gym, foot reflexology path, sky lounge, BBQ area, pick-and-go café and multipurpose hall. The Dawn is slated for completion by end-2020.
