士毛月2月21日讯:屡次购买房屋失败后,家庭主妇Hafiza Abd Rahman(34岁)在上周三前往由房屋与地方政府部部长Zuraida Kamaruddin主持推介礼的FundMyHome+DepositKu方案推介活动,寻找买房的一线希望。 Zuraida在推介礼后接见Hafiza时,后者不禁悲从中来,落泪表达自己迫切希望买到属于本身房屋的心情。 “我的丈夫和我租房超过10年后,开始想要购买自己的房子,但是却在申请房贷时不断遇到挑战,主要是因为我们没有信贷记录。” Hafiza续称,除了多年前向银行贷款购买了一辆车子,她和丈夫的日常支出上只使用现金,而该车子的贷款也已一早还清。而且,他们也没有任何信用卡来进一步证明自己的信贷记录。 Hafiza和丈夫在士毛月租房子超过10年,期间,她和丈夫先后15次申请房贷购买房子,但没有一次获得批准。 “我们没有做错些什么,但我们就是申请不到银行贷款,因为我们没有任何信贷记录。” Hafiza的丈夫经营自己的小生意,月入少于RM3,000。 尽管她有兴趣通过FundMyHome购买房子,但是却无法负担20%的头期款项。 “现在有了FundMyHome+DepositKu方案,我觉得我们有机会可以拥有自己的房子。我真的已经期待很久了。” 在FundMyHome方案下,买家若购买一间价值RM307,000的房屋,必须要支付20%的头期款,也就是RM61,400。剩余的80%房价,也就是RM245,000,则由该方案的机构负责支付。 现在,在FundMyHome+DepositKu下,符合资格的买家可以向政府申请最多RM30,000的贷款以支付20%的头期款。换句话说,这上述例子中,购屋者只需出资RM31,4000。 如果买家符合土著7%房屋折扣条件,则只需要支付RM9,910就可以拥有自己的房屋。 该文章已刊登于2019年2月22日的EdgeProp.
