The consumer body has proposed that action be taken only against banks that fail to lend to first-time homebuyers and those seeking to purchase affordable homes priced below RM300,000.

“Property that is maintained well ...would appreciate in value. Half the battle is won, however, if the real estate has been designed and built for property management in the first place,” said Au.

“If banks refuse to give loans, give us (the ministry) the list [names of rejected loan applicants] and we will check with the banks. If it’s not justified, we may consider taking action [against the banks],"

Homebuyers will now be able to select their own units and preferred location from newly launched Setia properties offered under this scheme and not be limited to completed units.

They feature smart home systems such as facial recognition for access, intelligent mailbox that notifies home owners of mail arrivals and a centralised security control system.

Dubbed “in a garden where happiness lives”, Gamuda Gardens features five cascading lakes that are integrated into the central park with two waterfalls.

The highest number of unsold completed units came from Johor with 6,066 units, a 38.6% y-o-y increase from 4,736 units in the previous year. These unsold units are worth RM4.6 billion.

Seven factors of impact were considered: energy, air pollution, water pollution, greenhouse gas emissions, waste, forest and green spaces, and public transport.

Findings reveal that national guidelines are the preferred regulatory method for at least half of respondents.
