Subang Parkhomes, Subang Jaya
 

  • With few exceptions, existing condominiums in Subang Jaya are fairly recent, with most being built in the 2000s. They primarily serve the middle and upper-middle class.
  • Based on theedgeproperty.com’s analysis of transactions in the 12 months to 3Q2014, the average transacted price per square foot (psf) was RM581 psf in 3Q2014, with an average transacted unit price of RM571,000. 
  • In the same period, the RM400,001–RM500,000 price range accounted for the largest market share of transactions (17.7%). This was followed by the RM500,001–RM600,000 (16.7%) and RM300,001–RM400,000 (15.3%) ranges. 
  • The most-expensive development by average transacted price belongs to Saujana Residency (RM1,145,000), located in the commercial centre and steps away from two malls, Subang Parade and Empire Subang. The larger units of above 1,500 sq ft generally command a price tag of above RM1 million, although there is a wide range of unit sizes, from 585 sq ft to 2,500 sq ft.
  • Subang Parkhomes follows with an average transacted price of RM883,000. It is situated within the more affluent neighbourhood of SS19. Other pricey projects such as Spring & Summer Villa and Boulevard Subang Jaya are located in SS12 and boast views of the lake.
  • The most affordable developments are led by the low-cost apartments at Taman Bukit Pelangi (RM232,000). 
  • Others include Lafite Apartment in SS17 (RM435,000), Menara Rajawali in SS15 (RM436,000) and Subang SoHo in SS16 (RM439,000). Transactions of the latter two consist primarily of studio and 1-bedroom units.
