• Today, we continue our focus on Subang Jaya by looking at average prices on a per square foot (psf) basis. Based on transactions analysed by theedgeproperty.com, the average price psf of condominiums and apartments in the area was RM581 in 3Q2014, up 15% y-y.
• Subang Jaya has quite a diverse offering. In the 12 months to 3Q2014, about one-third (33.5%) of the transactions fell within the RM401-RM600 psf range. Another one-third (33%) belonged to the RM601-RM800 psf range.
• Compact units tend to fetch high prices. The most expensive is Subang SoHo in SS19 with an average transacted price of RM862 psf. Located adjacent to Subang Parkhomes (the fourth most expensive at RM671 psf), it offers fully furnished studio and 1-bedroom serviced apartments.
• Other pricey developments include Menara Rajawali (RM771 psf), a serviced residence located within SS15’s commercial enclave with small units designed to target the local student population. Casa Tiara (RM691psf) in SS16 also offers plenty of smaller units.
• With an average transacted price at RM375 psf, Spring & Summer Villa is almost RM100 psf lower than its neighbour, Boulevard Subang Jaya (RM465 psf), due to its large unit sizes. As a result, it also has among the highest unit prices in Subang Jaya.
• Similarly, Subang Olives Residences (RM439 psf) appears cheap compared with its neighbours, Subang SoHo (RM862 psf) and Subang Parkhomes (RM671 psf). However, with the unit sizes ranging from 1,400 sq ft to 2,000 sq ft, unit prices at Subang Olives are also among the highest.
