• Comprising well-established and matured townships, the high-rise landscape in South Central Petaling Jaya (PJ) runs the whole gamut from low-cost flats to luxury condominiums. Generally, the area north of the Federal Highway is more expensive, and the south more affordable.
• Based on theedgeproperty.com’s analysis of transactions in the 12 months to 3Q2014, the average transacted price per square foot (psf) was RM414 in 3Q2014, with an average transacted unit price of RM454,000.
• An analysis of the prices reveals the diversity of the neighbourhood. More than half (63.7%) of the transactions were under RM500,000. The RM500,001 – RM600,000 price range accounted for 10.7% of transactions. Some 7.4% of transactions were for properties priced above RM1 million.
• By average transacted unit price, the most expensive project is Five Stones in SS2, with an average transacted price of RM1.58 million. Most of the transactions were for the 4-bedroom units, with those measuring between 2,200 to 2,700 square feet (sq ft) being the most popular.
• Five Stones in located down the road from SSTwo Mall and numerous other residences. This stretch of road is expected to become even more bustling with an upcoming commercial development, The Hub @ SS2. Meanwhile, the SSTwo Mall is also expected to be redeveloped.
• The least expensive projects can be found clustered in Taman Desaria, PJS 2, PJS 3 and PJS 4. They are led by the low-cost flats at Taman Desaria (RM65,000) and Taman Medan Cahaya (RM67,000).
