Klang, Centro Mall

  • Klang is home to numerous new townships with all types of landed homes. The non-landed landscape, however, is more homogenous, consisting primarily of flats and medium-cost apartments.
     
  • Based on theedgeproperty.com’s analysis of transactions in the 12 months to 3Q2014, the average transacted price per square foot (psf) was RM155 psf in 3Q2014, while the average unit transacted price was RM135,000.
     
  • Transaction activity in Klang is still dominated by the low-cost segment, with the majority of transaction (46.4%) falling within the RM100,001 – RM200,000 price range. The next largest price range by market share is RM50,001 – RM100,000 (35.8%). In the review period, 98% of transactions fell under the RM300,000 level. 
     
  • By average transacted price per unit, the 3 most expensive projects can be found adjacent to each other in Kampung Bukit Kuda. They are Pelangi Heights, Dynasty Condominium, and Regency Condominium, with units here transacting for an average of RM277,000, RM270,000 and RM220,000 respectively. They are strategically located next to Centro shopping centre, close to the Klang city centre and just off the Federal Highway. 
     
  • Buyers concerned about space would the units at Regency Condominium the largest. Typical 3-bedroom units here measure about 1,582 to 1,679 sq ft. Units at Dynasty Condominium are similarly spacious, with typical 3-bedroom units measuring 1,410 sq ft.
     
  • The least expensive projects are the older, low-cost flats. They are led by Pangsapuri Rebana (RM53,000) in Bandar Bukit Raja, the Taman Chi Liung flats (RM55,000) and the Taman Sentosa Perdana flats (RM56,000).
