This is the second in a series of four snapshots on Subang/Ara Damansara. Look out for part three tomorrow.

  • Subang and Ara Damansara are both very different landscapes, despite their close proximity to each other. The latter is home to Subang airport and many industrial areas. Older neighbourhoods such as Kampung Melayu Subang have not changed much while the newer housing estates cater to the low and mid-end segments. Meanwhile, Ara Damansara is a higher density township with many amenities, catering to the upper-middle class.
  • Based on theedgeproperty.com’s analysis of transactions in the 12 months to 3Q2014, the combined average transacted price per square foot (psf) during the period was RM384, with an average transacted unit price of RM330,000.
     
  • Subang has a large number of apartments and flats. Hence, the RM100,001 — RM200,000 price range accounted for the largest share of transactions (41.5%). The next largest was the RM500,001 — RM600,000 price range (12%). These transactions occurred exclusively in Ara Damansara. In the same review period, some 5% of transactions were for homes above RM1 million.
      
  • Ara Hill Condominium is the most expensive project with an average transacted price per unit of RM1,308,000, with generous sizes of 1,600 to 4,200 sq ft. The next most expensive project is Oasis Serviced Suites, which sits within the new Oasis Square integrated development. The studio units here have been quite popular, hence the average transacted unit price was RM568,000. Larger units were transacted at prices starting at RM670,000. Pacific Place (RM540,000) is another recent integrated development.
  • The least expensive projects can be found among the low-cost apartments and flats scattered around Subang.
