Selayang, Property Snapshot

This is the second in a series of four snapshots on Selayang. Look out for part three tomorrow.

  • The Selangor portion of Selayang, north of Kuala Lumpur, is a fairly mature suburb. The non-landed residential landscape is dominated by low-cost apartments, and the mass market remain fairly affordable.
     
  • Based on theedgeproperty.com’s analysis of transactions in the 12 months to 3Q2014, the average transacted price per square foot (psf) was RM245. The average transacted price per unit was about RM217,000.
     
  • 40.2% of transactions fell in the RM200,001 - RM300,00 price range. All secondary market transactions in 3Q2014 fell below RM500,000.
     
  • By average transacted price per unit, the most expensive projects are recent completions. Selayang Point (completed 2008) in Taman Selayang Jaya leads, at RM400,000. It offers standard facilities and 3-bed units (1,012 sq ft to 1,141 sq ft). Its selling point is its location just off the Selayang-Kepong Highway, opposite Hospital Selayang, next to Selayang Capitol retail centre and Selayang Food Court and wet market.
     
  • Andari Townvillas and Gardenville Townvillas are low-rise projects in quieter Selayang Heights, surrounded by forest. Units here have transacted at an average of RM331,000 and RM310,00, respectively.
     
  • Units at Magna Ville Condominium (2010) just up the road from Selayang Point transacted at an average RM280,000. It recorded the highest number of transactions (54) for its 1,074 units.
     
  • The least expensive projects are older apartments in decentralised locations: Apartment Julia (RM53,000), Nuri Apartment (RM64,000) and Batai Apartment (RM65,000).
