- This week’s spotlight falls on the secondary market for strata property in the area commonly known as Puchong South. The exact boundaries between Puchong and Puchong South are obscure, hence the areas covered in this study are guided by market convention. They include Bandar Bukit Puchong, Taman Saujana, and Bandar Putra Permai. To the east, the study area is bounded by the Maju Expressway and includes Taman Equine and Taman Desaminium.
- Based on theedgeproperty.com’s analysis of transactions, prices of non-landed properties in Puchong South grew steadily in 2013 and 2014. The average transacted price per square foot (psf) rose 6.3% y-o-y to reach RM170 psf in 3Q2014. This follows 12% y-o-y growth in the preceding year. Interestingly, non-landed property prices here were half of that in Puchong, where the average price was RM334 psf.
- Total transaction volume for the 12 months to 3Q2014 rose 5.3% y-o-y from 714 to 752 units.
- As with Puchong, Puchong South too has been undergoing a property boom, with newer developments becoming increasingly more upmarket. The average price psf in Puchong South is expected to rise accordingly as the newer completions are reflected in the database.
- Notable upcoming condominiums and serviced apartments are Andana Condominium, Epic Suites, La Thea Residences, Nuovo, O2 Residence, Paragon 3, Sfera Residence, Springville Residence and Zeva. These projects are expected to contribute upwards of a whopping 3,500 units in the coming years, significantly expanding the local population and turning the area into an increasingly important urban centre.
