Andy Teoh’s career in the industrial property sector began just three years ago, marking a strategic transition from residential real estate. He believes his experience in the residential market provided a strong foundation that allowed him to quickly excel in his new niche. After his first industrial sale in 2023, his team’s success soared, and his mission became clear to transform lives through real estate by helping others achieve financial freedom.

His biggest breakthrough came in that first year of selling industrial properties, when he achieved an impressive RM1.8 million in commissions. He attributes this milestone to a combination of strategy, speed, and discipline.

“That speed, hard work, and sincerity built trust fast and when customers saw my commitment, buying from me became the natural choice,” he explained.

This philosophy of speed and sincerity continues to drive his performance today. He runs his life with the same discipline he applies to his business, beginning each day at 6 a.m. and following his self-developed “7-1-2-5 principles”, a structured routine designed to keep him consistently ahead of the competition. His brand, GAP Estate, stands out by offering a one-stop industrial property solution, guiding clients through every stage from tax incentives to government licensing.

The most challenging period in his career was the transition from residential to industrial real estate, which saw many of his team members leave. However, the few who stayed demonstrated trust and commitment, a moment that became the turning point for his leadership journey. Together, they worked tirelessly to set new records and build the foundation for lasting success.

His definition of success has evolved from chasing personal financial goals to fulfilling a greater mission of helping others achieve theirs. “I want my legacy to be more than just sales records, I want to be remembered for transforming lives through real estate and inspiring the next generation of agents,” he shared.

Teoh acknowledges the sacrifices made along the way as his advice to younger agents is straightforward yet powerful. “Focus on high-value transactions. The process is the same, but the profit margin is very different,” he said, emphasizing the importance of thinking big and surrounding yourself with high-performing individuals.
