SEREMBAN (March 11): Negeri Sembilan, a central region in Peninsular Malaysia, is expected to see a spike in new launches from 2025 to 2028. There will be 150 new projects in total planned (see Chart 1), and 95% of them are landed homes, according to the EdgeProp 2025 new-launches report.
Why move to Seremban?
Unlike Selangor and Kuala Lumpur, where new launches are evenly distributed among their respective districts, the main focus for upcoming supply in Negeri Sembilan is in Seremban itself.

According to the National Property Information Centre (Napic)’s latest data as at Dec 31 2024, the average residential price in Seremban was RM368,800, which was far more affordable than the Klang Valley (RM470,000). For young families seeking to grow into a forever home, the numerous landed houses with family-friendly environments in this state capital are becoming increasingly attractive.
Additionally, Seremban's strategic location, which shares the borders with Selangor’s Sepang and Hulu Langat districts, is only 64–67km away from the KL city centre. This hour-long drive through largely jam-free highways is considered by many as more commutable and than congested city roads that take about the same travel time,
Besides that, the cost of living here is relatively lower compared to KL and Selangor. The latest available data from the Department of Statistics Malaysia shows that the average household monthly basic expenditure of decent living in Seremban city was RM4,621 in 2023, whereas in KL, it was RM5,468, and in Selangor’s Petaling district, it was RM6,660.

The hot spot everyone’s talking about
As the nexus of Negeri Sembilan, Seremban is made up of mature and newly developed townships.
Among them, Rahang is a residential area, widely known for its “Kampung Baru”, consisting of a mix of older and newer housing developments there. Another newly developed township is Bandar Ainsdale, located just 5km from the Seremban town centre.
On top of that, one of the hot spots is Seremban 2. Covering 3,800 acres of land in Seremban, the master-planned township has essentially become the heartland of this area.
Located near the North-South Expressway, it was built to relocate the administrative businesses away from the country’s capital city and has become a self-contained township now, with a growing population of over 60,000 people, offering community-friendly amenities and facilities to cater for the needs of the residents living there.
Most landed homes between RM300,001 and RM600,000
New homes in Seremban have increased significantly recently. Notably, there are 36 upcoming projects scheduled for completion in 2025, a 50% increase compared to the new launches in 2024 (see Chart 2).
Based on the report, there are multiple options with a wide range — from affordable to high-end landed homes. The majority of the new launches completing in 2025 are priced between RM300,001 and RM600,000.
