KUALA LUMPUR (Oct 1): Setia Awan Group launched its second transit-oriented development (TOD) named Astrum Shah Alam in Shah Alam on Sunday (Sept 29), with an 80% take-up rate for two out of three towers, according to a press statement on Tuesday.

Spread across a 3.47-acre tract, the TOD project will be situated 20m away from the under-construction Dato Menteri LRT station, which is part of the ongoing light-rail transit (LRT) 3 project.

With a gross development value (GDV) of RM550 million, Astrum Shah Alam will comprise three 32-storey towers that have a total of 1,252 units, namely Horizon (407 units), Metro (451 units) and Apex (394 units). These homes have built-ups ranging from 570 to 1,065 sq ft with selling prices from RM270,000 to RM802,000.

In the statement, Setia Awan Group chief operating officer James Andrew Bruyns said, “We are thrilled to announce that our first two towers, Horizon and Metro, have already achieved an impressive 80% take-up rate. In response to this overwhelming demand, we are excited to open registrations for Apex, which will add even more value to this exceptional community.”

As for the retail component of the project, there will be 24 units of two- and three-storey retail lots that come in built-up sizes from 3,358 to 6,996 sq ft with selling prices from RM3.618 million to RM8.039 million. Seven out of the 24 lots will be retained and managed by the developer as a halal eatery boulevard. The entire development is expected to be completed in the third quarter of 2028.
