S P Setia launches Ferrous 3 terrace homes in Setia AlamImpian

SHAH ALAM (Aug 7): S P Setia Bhd has launched the Ferrous 3 double-storey terrace homes at Setia AlamImpian on Aug 3.

Ferrous 3, which is the third phase of the Ferrous series, will be built in one of the Industrial Arts Precinct.

Previously, the first phase of Ferrous, which was launched in March 2023 is 100% taken-up, while the Ferrous 2 (which was launched in November 2023), is currently 60% taken-up.

Comprising 101 units of freehold, double-storey terrace homes, Ferrous 3 will offer units with an open plan arrangement with integrated living, dining and kitchen areas.

The 4-bedroom 4 en-suite bathroom units will have built-ups starting from 1,950 to 2,204 sq ft, and selling prices from RM915,800 to RM1,420,800.

“Amid the market recovery, Setia AlamImpian has consistently seen encouraging take-ups in the previous phases hence we will continue the momentum and launch our bread-and-butter products in the township, namely Ferrous 3 on August 3, 2024,” said Setia divisional general manager Razly Mohammad Rus. The phase has garnered nearly 300 registered interests, with a few units taken up.

“For Ferrous 3, we are targeting young professionals, couples and families and primarily owner-occupiers from the catchment areas of Shah Alam, and other parts of Klang Valley. We are confident that the penultimate Ferrous 3 will perform well as its previous phases and will aim for the final phase of the Ferrous series, Ferrous 4 to launch next year,” he added.

Targeted for completion in August 2026, Ferrous 3 will have modern, contemporary design with a touch of industrial elements. It will form part of the industrial Arts precinct,one of the seven arts-themed landscaped precincts: Performing Arts, Fine Arts, Cinematic Arts, Musical Arts, Digital Arts, and Minimalist Arts.

Ferrous 3 will have smart green features, part of the Setia e-green living features, which include smart locks, green switches and solar-photovoltaic systems.

Facilities within Ferrous 3 will include its linear park with themed features such as Little Shorea forest, Tapir sculpture, Bunga Kantan pavilion, basketball court and playground.

Ferrous 3 in Setia AlamImpian is situated in Seksyen 35, Shah Alam. Amenities nearby include Eaton International School, LakePoint Park (featuring musical fountain and other attractive park features), Masjid AlamImpian, Maahad Integrasi Tahfiz Sains & Teknologi Klang, Balai Polis AlamImpian, Shell petrol station, and other neighbourhood shops at Impian Prisma, Tenun shops and Nadi Niaga (F&Bs, supermarkets, barber, electrical shop, hardware, pharmacy.

Setia AlamImpian has its own LakePoint Club, a clubhouse for its residents with facilities such as an Olympic-sized swimming pool, four indoor badminton courts, an indoor futsal court, games room, studio, gymnasium, sauna, and a ballroom which can fit up to 1,000 pax.
