KUALA LUMPUR (May 9): Mah Sing Group Bhd (KL:MAHSING), via its unit Star Residence Sdn Bhd, officially launched its latest serviced apartment development named M Zenya in Kepong, Kuala Lumpur on May 9 during the opening ceremony of its sales gallery at Sungai Mas Plaza at Jalan Ipoh.

Spread across a 4.88-acre tract, the RM500 million M Zenya will comprise a 38-storey tower with 619 residential units that come in four different two- to four-bedroom layouts with built-up sizes from 762 to 1,067 sq ft. The units are priced from RM420,000 and have a maintenance fee of approximately 30 sen psf.

The development will also house 23 units of retail lots, and further details will be revealed at a later date.

In his opening address, Mah Sing group chief executive officer and executive director Datuk Voon Tin Yow said M Zenya has been 92% taken up prior to its official launch on Thursday. “This makes M Zenya the fourth successful venture of Mah Sing in the Kepong area. I’m also proud to mention that we were able to launch M Zenya within a short nine months since the land acquisition [in July 2023].

“The 92% take-up rate of M Zenya is a testament to our affordable M Series meeting market demands and that our customers trust us to deliver quality products in strategic locations.”

Some facilities in M Zenya include bicycle racks, linear bonsai gardens, swimming pools, Jacuzzi, lounge areas, playground, barbecue area, yoga deck, reflexology path, gymnasium and multipurpose hall.

When presenting the development, Mah Sing CEO of property subsidiaries Yeoh Chee Beng highlighted that M Zenya will come with several green features as part of the developer’s environmental, social and governance (ESG) initiatives. Some of these features include LED lighting, low volatile organic compounds (VOC) paint, rainwater harvesting system and solar-powered electrical appliances for common areas.

Yeoh also said the development, which is situated adjacent to the 250-acre Kepong Metropolitan Park, would feature plenty of biophilic designs to blend well with its surroundings. The park comprises a 4km jogging path that surrounds a 140-acre lake.

Other amenities within close proximity to M Zenya include Keponggi Square, Taman Botani FRIM as well as educational institutions, supermarkets, malls and hospitals. The development is also situated near the Metro Prima and Kepong Baru MRT stations.

Besides M Zenya, Mah Sing has three other projects in Kepong, namely M Luna, Lakeville Residence and M Nova.

The RM790 million M Nova comprises three serviced apartment towers. The residential units will come in three different layouts, with built-up sizes from 700 to 1,000 sq ft and selling prices from RM328,000. It will also have 11 units of retail lots and a drive-through retail lot. With two towers already opened for sale, Yeoh said M Nova currently has a take-up rate of 75%. The third tower is expected to be open for sale in the third quarter of this year.

Wrapping up the event, Mah Sing founder and group managing director Tan Sri Leong Hoy Kum said, “As a market-driven property developer, offering products that resonate with the market is crucial, therefore, the location of the development is one of the fundamental factors.
