PETALING JAYA (April 4): The S11 House (pictured) built and lived in by award-winning architect and past president of the Malaysian Institute of Architects (PAM), Dr Tan Loke Mun has been recognised as a sterling example of a landed home built with holistic sustainable attributes at EdgeProp Malaysia’s Best Managed and Sustainable Property Awards 2021 (BMSPA 2021) tonight.
S11 House was honoured with EdgeProp Malaysia Editor’s Choice – Malaysia’s Exemplary Sustainable Home 2021. It also received a Special Mention in the Specialized Category of the anchor awards. Tan is the first individual winner for this Awards.

“I am totally lost for words. Thank you so much for recognising a small project like the S11 House. The house was designed to be sustainable, durable and easy to maintain. After 10 years it still looks and feels great. Thank you so much,” Tan told EdgeProp.my after receiving the prize on Sunday night.
Tan together with his son, Matthew Tan were present at the BMSPA 2021 gala dinner and received the award from the Housing and Local Government Minister Datuk Zuraida Kamaruddin and EdgeProp Malaysia editor-in-chief and managing director Au Foong Yee.
The three-storey building on elevated ground that lies in a quiet cul-de-sac in Section 11, Petaling Jaya, Selangor was built 10 years ago as Tan’s “experiment”. It was originally a dilapidated bungalow.
Old materials from the previous demolished old house were not wasted. For instance, one would notice the old clay bricks which had been cleaned and re-used for feature walls and old crushed concrete roof tiles for gravel fill. Timber wood and steel were salvaged and given new lives in Tan’s home.
Today, the house has been transformed into a stunning, sustainable and functional home to the Tan family of four who lives in S11 with their two dogs Toffee and Silky, some koi fishes and a few chickens. S11 House is Malaysia’s first Green Building Index (GBI) Platinum-rated building, which is the highest GBI rating level.
"Most awards are given to new buildings at their prime when they look their best. This Awards is extra special as it is recognising a building 10 years into its life. As architects, we always strive to build to last. So yes ... this Awards is very special to me as a green and tropical architect," added Tan.
EdgeProp Malaysia’s Best Managed and Sustainable Property Awards recognises real estate that is managed with excellence and sustainability. Introduced in 2017, this annual Awards is the first of its kind in Malaysia and in the region.
The Awards was organised by EdgeProp Malaysia with Nippon Paint Malaysia and Panasonic Malaysia as partner and supporting partner respectively. The results of the Awards were audited by Deloitte Malaysia.
It is also endorsed by the Ministry of Housing and Local Government and supported by: Association of Property and Facility Managers Singapore, Architect Centre, Building Management Association of Malaysia, Institute of Landscape Architects Malaysia, Malaysian Institute of Property & Facility Managers, Malaysian REIT Managers Association and Real Estate & Housing Developers’ Association.
