PAGOH (Oct 25): Sime Darby Property Bhd is planning two upcoming launches in its Bandar Universiti Pagoh (BUP) township in Pagoh, Muar.

First in line is its second commercial development launch, the Sarjana Promenade shoplots, next month.

Coming up on 30 acres of leasehold land, it will comprise 171 units of 2- and 3-storey shoplots with an average gross floor area of 4,000 sq ft — though the largest units are 7,000 sq ft — that are priced from RM850,000.

"We have garnered very good response for Sarjana Promenade with some buyers looking to even buy a whole block of shops,” said Sime Darby Property general manager Mohamad Jalani Mohamad Said during a media tour today.

He added that the developer plans to launch the shoplots over four phases starting with 35 units next month.

According to him, BUP’s first commercial development, Sarjana Square, which comprises 35 units of 2- and 3-storey shopoffices that were completed in June, were sold out within an hour of its launch in August 2015.

“We see a need for commercial developments to cater for the needs of the student population in this area, hence the launch of Sarjana Promenade," he added.

Sarjana Square is targeted to be handed over to owners next month, one year ahead of the targeted date.

Next is Harmoni Permai, the third phase of homes in BUP which comprises 491 units of leasehold 2-storey linked houses that are at least 1,500 sq ft and priced at around RM380,000.

The phase is slated to launch in March next year, said Mohamad Jalani.

"Most of our buyers here are owner occupiers coming from Muar and Bukit Gambir, Melaka. Although it is individual titled, we will build a guard house for the residents here with a single entry and exit point because we believe security is something close to our residents' heart. There will also be an additional room at the ground floor compared with our previous phases. Residents will also get two years of free WiFi network service,” he said.

The first two residential developments in BUP include Harmoni Vista 1 and Harmoni Vista 2, launched in June 2016 and January 2017 respectively, both of which are 20 ft by 65 ft 2-storey linked homes.

Harmoni Vista 1, comprising 206 units and Harmoni Vista 2, comprising 177 units, have seen take-up rates of 97% and 92% respectively.

The first batch of Harmoni Vista 1 homes is targeted to be handed over to owners in June next year.

BUP houses the 506-acre Pagoh Education Hub (PEH), which contains four institutions of higher education — Universiti Tun Hussein Onn Malaysia, Universiti Islam Antarabangsa Malaysia, Universiti Teknologi Malaysia and Politeknik Tun Syed Nasir which offers diploma, degree and postgraduate degree courses.

The next phases of BUP comprising research and development centres, commercial hubs, residential developments and a managed business park, among others, will be developed in phases over 10 to 15 years.

Spanning over 4,082 acres, BUP is located off the Pagoh Interchange on the North-South Expressway.

The township is currently home to about 5,000 students.

Sime Darby Property expects BUP to enjoy significantly-enhanced connectivity thanks to the Kuala Lumpur-Singapore High Speed Rail (HSR) link as Pagoh is one of the seven stops along the line.
