Azmir MericanKUALA LUMPUR (Jan 13): A new entity formed via a joint venture between UEM Sunrise Edgenta TMS Sdn Bhd (UEMSET), and Township Management Services Sdn Bhd (TMS) — which is a wholly-owned subsidiary of Medini Iskandar Malaysia Sdn Bhd, will kick off its township management services this year, specifically for building owners and residents of Medini and Iskandar Puteri (formerly known as Nusajaya) townships in the Iskandar Malaysia region in Johor Bahru.

The yet-to-be-named joint venture (JV) company will see UEMSET holding a 70% stake, and TMS the remaining 30%, and will offer integrated facilities management, estate management and security management services for both the southern region townships.

UEM Edgenta Bhd's chief executive officer Azmir Merican (pictured) said the JV will be Malaysia’s first holistic township management services operator.

“The JV allows each party to not only focus on their respective core business, but more importantly, we are able to collaborate and share our resources in providing a holistic, end-to-end township management services.

“It also allows UEM Edgenta to expand our facilities management services in the southern region, where are our presence is not that strong yet, and we will also be servicing UEM Sunrise Bhd’s developments in Iskandar Puteri; this will probably kick off in the second quarter of this year,” he told reporters, after shareholders agreement signing ceremony between UEMSET and TMS today.

The shareholders of UEMSET are Edgenta Township Management Services Sdn Bhd, a wholly-owned subsidiary of UEM Edgenta and UEM Sunrise Bhd, with a 70:30 shareholding structure.

Medini's managing director and chief executive officer Datuk Ir Khairil Anwar Ahmad said the JV is also set to provide services for developments in Medini this year.

“Our marketing team is currently engaging with developers in Medini, needless to say, we are looking at finalizing our business plan, sometime in 2016.

“Our partnership with UEMSET will definitely contribute further to our vision and aspiration to enhance the liveability and attractiveness of Medini,” said Khairil Anwar.

The services that will be introduced in phases include Integrated Facilities Management at common areas and building assets comprising hard services; soft services such as cleaning, pest control, landscape, and call centre.

Phase 2 will see it rolling out estate management such as road cleaning, landscaping drain maintenance, waste collection, street light maintenance and pond maintenance, while Phase 3 will be security management, where static security personnel will be managed by the new JV company.
