Jalan Ipoh

•    Today, we continue our focus on Jalan Ipoh’s non-landed homes by looking at average prices on a per square foot (psf) basis. Based on transactions analysed by TheEdgeProperty.com, the average price psf in the area was RM509 psf in 1Q2015, up 14.9% y-o-y.

•    As a mature neighbourhood, most of the homes are dated, affordable and mid-end ones, except those in Sentul West.

•    In the 12 months to 1Q2015, the majority (53.4%) of secondary strata transactions were within the RM201 – RM400 psf price range. Another 34.6% were transacted between RM401 – RM600 psf.

•    The most expensive project was The Maple in Sentul West with an average price of RM639 psf. Also among the top five most expensive were Viva Residency at RM560 psf, Rivercity (RM426 psf) and Putra Majestik (RM413 psf). All three are fairly recent projects located around the 3rd Mile of Jalan Sultan Azlan Shah (previously the southern half of Jalan Ipoh), and enjoy access to banks and shops. Coming up in this vicinity is the Crown Residence.

•    Viva Residency is a mixed development with a retail podium. The project registered a higher average price as sales here were dominated by small 2-bedroom units. Similarly, Rivercity Condominium is developed next to a commercial centre known as Riverwalk Village.

•    The cheapest units are at low-cost projects such as at Apartment Taman Batu Permai (RM166 psf), and at the old apartments such as Pangsapuri Seri Gembira (RM275 psf) and Pelangi Indah (RM276 psf).
