Wangsa Maju

•    Wangsa Maju is home to numerous older walk-up flats concentrated in Sections 1,2,4 and 10. The more recent developments are increasingly upmarket and can be found clustered close to the commercial hub around Wangsa Walk (pictured), Sri Rampai LRT station and Section 10.  

•    Based on theedgeproperty.com’s analysis of transactions in the 12 months to 1Q2015, the average transacted price per square foot (psf) was RM356 psf in 1Q2015, while the average transacted unit price was RM322,000.

•    An analysis  of the transactions by price range of transactions reveals the neighbourhood’s diversity. A majority of the transactions (37.8%) were for the RM100,001 – RM200,000 price range. The most popular range was the RM500,001 – RM600,000, accounting for 15.3% of transactions.

•    By average transacted price per unit, the most expensive project is Desa Putra (RM720,000). This condominium has appreciated steadily due to its strategic location, situated right next to Sri Lampai LRT Station. In May 2014, a 1,346 sq ft unit at the top floor even transacted at RM1.01 million.

•    The next project is Villa Wangsamas (RM542,000). This project is fairly dense, consisting of 1,317 units spread over 9 blocks. Typical 3-bedroom units measure 1,270 sq ft. Within the review period, the 2,562 sq ft penthouse units transacted between RM760,000 and RM960,000.

•    The least expensive projects are unsurprisingly the low-cost flats in Section 1 (RM131,000), Section 4 (RM158,000) and Section 2 (RM177,000). These transactions consist mostly of 2-bedroom units measuring 527 sq ft.
