Pine Valley to launch in June

PUTRAJAYA (Feb 24): Encouraged by the overwhelming sales of the first phase, Putrajaya Holdings Sdn Bhd – the master developer of Putrajaya – is aiming to unveil the second phase of Pine Valley 2-storey terraced houses in June this year.

The company’s marketing general manager Sabariah Ramli told TheEdgeProperty.com there will be 102 units of terraced houses starting from RM888,000.

The built-up sizes of the second phase range between 2,062 sq ft and 2,575 sq ft with two types of land area – measuring 22ft by 75ft and 22ft by 88ft.

Each unit features four bedrooms with adjoining bathrooms.

Pine Valley development is located in Precinct 12, Putrajaya near to the 200 ha Taman Wetlands – the first man-made wetland in Malaysia – which has become a habitat to mandarin ducks, flamingos and swans.

“We launched the first phase in Jan 23 this year, and the 49 units of 2-storey terraced houses that make up the first phase of Pine Valley were snapped up on the first day. There is a long waiting list of interested buyers who are looking forward to the second phase,” she said.

The first phase of terraced homes have built-ups of 2,079 sq ft to 2,166 sq ft, priced at RM838,000 onwards. There will only be two phases of development for the Pine Valley terraced house project.

“Demand for terraced houses which are selling under RM1 million remain strong despite current market conditions. We are offering products within this price range to cater to the needs of home buyers or investors,” said Sabariah.

She noted that as the working population is growing in Putrajaya, there is increasing demand for both landed and high-rise properties in Putrajaya.

In fact, some buyers who bought a unit in earlier phases have enjoyed a significant capital appreciation of their investment, said Sabariah.

“For instance, the latest subsale of Palma Residences terraced houses in Precinct 11 was transacted at more than 25% [of the selling price] in just two years,” she added.
