According to the agent, Terence Yap of One Sunterra Properties Sdn Bhd, the property is located along Jalan Desa Mesra, which happens to be a popular street in Taman Desa.

“Jalan Desa Mesra happens to be on an elevated land and is away from the commercial area,” he explained.

He noted that the split-level house comes with a higher rear, thus creating a higher ceiling which appeals to many house buyers.

“Taman Desa has always been a preferred choice among upgraders as it is very accessible to KL city, and just minutes to Mid Valley, Bangsar and Petaling Jaya.”

“Demand is always higher than supply in Taman Desa as many home owners have stayed here for the past 30 years and have no intention of selling, thus the limited supply,” he added.

According to him, the other types of properties in the area include linked homes that could use a facelift.

“The intermediate units in fixer-upper conditions can fetch about RM1.3 million to RM1.5 million whereas the renovated ones will command prices in the range of RM1.5 million to RM1.8 million. Corner terraced houses can fetch close to RM1.8 million to RM2 million depending on land size,” he said.

The available listings on TheEdgeProperty.com showed that the average asking monthly rent for semi-detached houses in Taman Desa is RM3,500 or RM1.08 psf. There is no indicative asking rental yield from the data.
