• The Petaling district is driving Selangor's high-rise housing boom, leading the region with 93 new condominium and apartment projects. 

PETALING JAYA (Feb 21): Selangor's housing landscape is poised for significant growth, with 559 new launches between 2025 and 2028, according to data based on EdgeProp's research as of Dec 31, 2024.

This influx of new homes will include 356 landed properties (townhouse, terrace, cluster, semidee and detached) and 203 high-rise developments (condominiums, apartments, serviced apartments and SoHos/SoFos/SoVos). 

Petaling leads the pack in high-rise developments with 93 projects (see Chart 1). Notably, Petaling, which comprises areas such as Petaling Jaya, Subang Jaya and Damansara is the only district in Selangor where non-landed developments exceed landed ones, in fact, almost by twice the number, with only 50 landed home projects available here. This is possibly due to land scarcity, along with high land premium, a typical situation faced by any bustling metropolitan area.

There is a notable contrast between affordable and luxury property developments in the Petaling district. For affordable housing (RM300,000 and below), 51 high-rise projects are scheduled for launch, with no landed projects in this segment to be launched in 2025–2028. However, in the luxury segment (above RM1.2 million), the trend reverses, with 30 landed projects available compared to just three high-rise projects (see Chart 2).

Klang dominates in landed-home new launches

Klang, a stronghold for landed homes, exhibits a clear preference for horizontal expansion with 79 landed projects compared to only seven multiple-storey developments (refer Chart 1). 

Sepang, benefiting from its strategic location near Putrajaya, boasts 61 landed home projects while offering 30 high-rise options. 

Hulu Langat demonstrates a balanced offering of 35 landed home projects and 39 non-landed developments, catering to a mix of urban and semi-urban lifestyles. 

Kuala Langat, similar to Klang, favours landed living, with 54 projects in this category and only eight upcoming high-rises. 

Gombak, featuring 24 landed home projects and 19 high-rise developments, presents a moderate level of urbanisation. Kuala Selangor, with 25 landed home projects and just five high-rise developments, maintains a distinct rural character.

Hulu Selangor, predominantly focused on landed living with 19 projects and no high-rise developments, retains its countryside nature. Sabak Bernam, with only nine landed home projects and no high-rise developments, emerges as the least developed district in terms of housing supply.
