IJM Land launches final phase of Penduline parcel in Bandar Rimbayu

PETALING JAYA (Nov 18): IJM Land Bhd, the property development arm of IJM Corp Bhd, has launched the final phase of Penduline homes at its Bandar Rimbayu township in Telok Panglima Garang, Selangor.

Bandar Rimbayu is divided into four precincts — Flora, Fauna, Bayu, and a commercial hub. Penduline is the first development within the Fauna precinct, comprising 625 units of double-storey linked houses with a gross development value of RM451 million.

The units in the last phase of Penduline or Type C have a land area of 20ft by 70ft and a built-up of 2,028 sq ft. Only 155 units are available with prices from RM739,800.

The previous three phases of Penduline were launched at prices from RM694,800 comprising 470 units of landed homes. They are slated for completion by 1Q2018. About 80% of them have been sold.

IJM Land expects the Penduline Type C home to resonate well with its target market — buyers in their mid-20s.

“In the Penduline Type C homes, the living room flows seamlessly into the kitchen to create a sense of spaciousness.

“And unlike many other starter homes, the downstairs study room is roomy enough to double up as a bedroom, should the need arise,” said IJM Land in a statement today.

Its managing director Edward Chong said: “We’ve listened to the wants and needs of the market and we’re confident that they will respond positively with our latest offering.

“Value isn’t just about offering affordable homes, it’s about tuning into the desire of the hombuyers and presenting them with a mindful space,” he said.

The entire Penduline parcel is surrounded by a 5.7-acre central park. Facilities include a neighbourhood square, a football field, multipurpose court, futsal court, an integrated playground, jogging track and an outdoor gym.

Each unit in the Penduline parcel will also be equipped with fibre Internet access.

The 1,879-acre Bandar Rimbayu is accessible via five major highways, including Lebuhraya Shah Alam, Lebuhraya Kemuning-Shah Alam, South Klang Valley Expressway (SKVE), West Coast Expressway and North-South Expressway Central Link (Elite).

A direct link to the Elite and SKVE through Bandar Saujana Putra is expected to open in early 2017 while the interchange to the West Coast Expressway which connects Banting to Taiping is due to be completed in four years’ time.
