KUALA LUMPUR (Sept 25): UEM Sunrise Bhd recorded a 100% take-up rate during the previews for three of its latest Iskandar Puteri projects — Aspira Hills (Phase 1), DiReka Square and Aspira LakeHomes (Phases 4, 5 and 6). These amounted to a gross development value (GDV) of RM499 million, noted the developer in a media release.

The special preview of Aspira Hills 1 on Sept 21, 2024 saw all 272 units fully booked within a single day, achieving a GDV of RM198 million. This residential development featuring four bedrooms and three bathrooms, is complemented by six acres Central Park in the heart Aspira Hills 1.

The preview of DiReka Square, comprising 2 and 3 storey shop offices at Laman DiReka, Puteri Harbour, took place on Sept 22. All 67 available units contributing to a total GDV of RM158 million were booked. DiReka Square offers a mix of retail and commercial projects while having seamless connectivity to key landmarks such as Kota Iskandar, the upcoming Johor Bahru Court Complex, and Raffles American School.

These achievements follow the previews of Aspira LakeHomes 4 and 6 held on July 20, and subsequently Phase 5 on Sept 11, where all 147 units offered for sale were fully secured, generating a GDV of RM143 million. Aspira LakeHomes has become a sought-after township development in Johor, offering a balanced lifestyle with modern amenities and nature-inspired living. Located at the heart of Gerbang Nusajaya, Iskandar Puteri, the super-link houses range from 2,072 to 2,821 sq feet, featuring spacious layouts, lush green spaces, and scenic lakeside views.

“The overwhelming response to these developments highlights the strong organic market demand in the region,” stated UEM Sunrise.

“We are incredibly proud of the overwhelming responses to latest Aspira and DiReka previews. This strong demand highlights the positive outlook of Iskandar Puteri, especially with the solid progress of the JS-SEZ and its strategic position between Johor and Singapore.

“Our developments are well located near the Gerbang Nusajaya Interchange, significantly enhancing connectivity in the area and reducing travel time to the Tuas Checkpoint to just 15 minutes. As interest in the Iskandar Malaysia property market rises, we anticipate continued appeal from both investors and homebuyers,” said UEM Sunrise CEO, Sufian Abdullah.

“This milestone underscores UEM Sunrise’s strong presence in Johor’s property market and our ongoing commitment to delivering sustainable, high-quality housing. As we approach Budget 2025, we advocate for policies that promote affordable housing, green building practices, and financing for sustainable projects, which will be key drivers of long-term growth in the region,” he added.
