KUALA LUMPUR (Sept 6): IJM Land Bhd officially launched Phase 2 of Ridge View @ Puchong on Friday. This phase was soft-launched on June 29 and has been 70% taken up since then.

Phase 2 of Ridge View is part of the larger Ridge View landed hilltop residential development in Puchong, which will be developed in six phases.

According to a press statement on Friday, Phase 2 has a gross development value of RM55.8 million and will comprise 38 units of double-storey link villas that come in three distinct villa designs — Type E, Type F, and Type G.

Type E units will have built-ups ranging from 3,213 to 3,313 sq ft and land size of 22.6ft by 80ft; Type F units will have built-ups from 2,530 to 2,806 sq ft and land size of 22.6ft by 70 ft; while Type G will have built-ups from 2,123 to 2,281 sq ft and a land size of 22.6 x 80 ft. These units will be priced from RM1.308 million.

Commenting on the success of the second phase, IJM Land senior general manager Datuk Chai Kian Soon said, “The outstanding response to Phase 1, which was just launched recently in March with an 85% take-up rate, has carried over and trickled to Phase 2. Since its unveiling, Phase 2 has already seen a 70% take-up rate, underscoring the strong demand for the Ridge View @ Puchong, attracting discerning buyers who seek both exclusivity and a harmonious living environment.”

Phase 1 of Ridge View @ Puchong consists of a total of 35 units of double-storey linked villas. These villas offer three types of layout — Type E with built-ups from 3,213 to 3,313 sq ft; Type F with built-ups from 2,530 to 2,806 sq ft and Type G with built-ups from 2,123 to 2,281 sq ft. These homes have selling prices starting at RM1.28 million.

Within the Ridge View @ Puchong development, a clubhouse will offer facilities such as an outdoor gym, swimming pool, sauna and multipurpose hall. There will also be jogging tracks that link up the communal areas around the neighbourhood. As the project is located near the Ayer Hitam Forest Reserve and Wawasan Hill Trail, residents can also opt to hike there.

Amenities within close proximity to Ridge View @ Puchong include educational institutions like Taylor’s International School and SJK(C) Han Ming; healthcare facilities such as KPMC Puchong Specialist Centre and Columbia Asia Hospital; as well as shopping and dining options like IOI Mall Puchong, IOI City Mall Putrajaya, D’Pulze Shopping Mall and Sunway Pyramid.

The development is accessible via major highways such as the Damansara-Puchong Expressway, Maju Expressway, South Klang Valley Expressway and the Shah Alam Expressway. The development is also close to the Bandar Putra Permai MRT.
