KUALA LUMPUR (Aug 5): Encorp Bhd (KL:ENCORP), through its joint venture with the Federal Land Development Authority (Felda), has handed over the first phase of the 46-acre Lamanda Chuping township in Perlis, comprising single-storey residential landed units, to homebuyers last Saturday (Aug 3).

Lamanda Chuping is a key initiative under the Perumahan Warga Felda programme, which was initiated by the government to address the growing demand for affordable homes among Felda’s second-generation families. The entire township has a gross development value of RM127.2 million.

The statement said the project was originally abandoned during the construction of its first phase. According to a statement last Saturday, when Encorp first took over, the first phase of the township focused on restoration and redevelopment of the existing components.

The 25-acre first phase comprises 224 single-storey terrace homes, 17 commercial lots and a proposed petrol station.

The recently handed-over three-bedroom and two-bathroom single-storey homes have land sizes of 22ft by 60ft and 22ft by 70ft with built-up sizes from 731 to 1,184 sq ft and selling prices from RM80,000 to RM230,000. These are Rumah Mampu Milik and Rumah Kos Sederhana homes.

In the statement, Encorp group chief executive officer Hazurin Harun said, “We are delighted to welcome our valued purchasers to their new homes. The key handover marks the beginning of a new chapter for Lamanda Chuping, which is set to become a thriving and integrated part of the Felda and Chuping communities. As dedicated community builders for Felda, we are thrilled to create vibrant and connected communities.

“We are seeing a number of cash buyers [within the Felda community], which is a testament to the financial progress and upward mobility of Felda’s second generation. This indicates that the community has significantly upgraded its economic status and can now afford to invest in quality housing. It is a proud moment for us as developers and for the Felda community, reflecting the success of our combined efforts to improve living standards and provide better opportunities for future generations.”

The commercial lots, on the other hand, have a land size of 22ft by 70ft and a built-up size of 2,697 sq ft. These lots have been completed and are up for sale for RM480,000 onwards. According to the developer, they are in the midst of negotiating with a petrol station vendor for the proposed petrol station.

Expected to be launched sometime in the second half of 2024, the 21-acre second phase of the township will see the development of 13 commercial lots, 270 low- to medium-end residential units and a recreational area.
