Putra Heights’ higher greenery ratio an appealing factor to homebuyers seeking tranquil living in Subang Jaya

PUTRA HEIGHTS (July 25): Putra Heights boasts a significantly higher ratio of greenery compared to the rest of the Subang Jaya area, making it a highly desirable residential enclave, especially for those seeking green living in an urban setting in Selangor.

This was one of the findings showcased during a talk presented by EdgeProp last Saturday, held at the Serasi Residences sales gallery, located at The Glades here.

Titled “Mapping the growth and liveability of Putra Heights, Subang Jaya”, the talk explored potential catalysts impacting the growth of Putra Heights as a township, and various factors that make Putra Heights an ideal location for property investment.

Findings from EPIQ, EdgeProp’s mapping intelligence tool, showed that Putra Heights is encased by areas of dedicated parkland and large clusters of green lungs which are tightly packed together. This includes the brand new 7.6-acre Putra Heights Community Park, which is home to 442 trees from 30 different species, some of which are considered endangered.

This finding, coupled with Putra Heights’ low density of 20-30 residents per hectare, makes it an ideal location for those looking to settle down in the matured Subang Jaya area, without having to put up with the city’s typical frenetic energy, said EdgeProp head of editorial and branding Jacqueline Lim in her presentation.

“The extensive greenery of Putra Heights in comparison to older areas of Subang Jaya provides a sense of calm and tranquility that is immediately noticeable upon entering the neighbourhood. This is a positive factor that contributes to the growth of Putra Heights, as it helps to build a comfortable living environment for its residents,” said Lim.

Another factor that will contribute to the environmental appeal of Putra Heights is the ongoing SJ Riverfront Rejuvenation project, which aims to clean and revive the 10.2km stretch of the Klang River that passes through Subang Jaya. This includes a stretch of the river located approximately 1km southeast of the township.

“Beautification and green initiatives tend to lead to an increase in property value as an area becomes more desirable because of improved aesthetics and community amenities,” said Lim.

Serasi Residences offers LRT accessibility

A product showcase of Serasi Residences by Sime Darby Property Bhd was also held during the event. Serasi Residences is a Servis Apartmen Mampu Milik (SAMM) featured property, and aims to offer young professionals and families an attainable foothold into Putra Heights’ growing landscape.

Notably, the affordable serviced apartment also features a 400m covered walkway directly connected to the Putra Heights LRT (light rail transit) station, making it a transit-oriented development.

Besides the established public transportation network, continual infrastructure developments have also contributed to the growth for Putra Heights, Lim added.
