PETALING JAYA (May 30): Matrix Concepts Holdings Bhd launched its latest Australian project called M333 St Kilda on Sunday.

"M333 St Kilda is our third project in Australia, following M.Carnegie and M.Greenvale that have been fully sold since they were launched in 2016 and 2019 respectively. Due to the good response of our previous projects, we are confident that there will be demand for M333 St Kilda. The construction works of the project will start in end-2022 and is expected to be completed in the fourth quarter of 2024," said Matrix Concepts chairman Datuk Mohamad Haslah Mohamad Amin at the exclusive preview of M333 St Kilda.

Also present at the event were Matrix Concepts founder and group executive deputy chairman Datuk Seri Lee Tian Hock, group managing director Ho Kong Soon, chief executive officer Leong Jee Van and Matrix Development (Australia) Pty Ltd managing director Lee Jon Wee.

M333 St Kilda is located in the heart of St Kilda in Melbourne, a trendy Tribeca-style bay side suburb that is well known for its beach and cultured yet bohemian lifestyle. The low-rise boutique apartment block is set to be a modern residential landmark in Melbourne and has a gross development value of A$75 million (RM230 million). It is a 7km drive to the Melbourne central business district and a 15-minute walk to the St Kilda Beach. There is also a tram station right at its doorstep.

Sitting on a 0.63-acre freehold parcel, M333 St Kilda is situated at the corner of St Kilda Road and Blanche Street. The eight-storey apartment block will comprise a total of 74 residential units and two retail units on the ground floor. The retail spaces will cater for a 5,381 sq ft mini grocer and an 861 sq ft specialty bakery café.

The units will come in layouts of one, two or three bedrooms with built-ups ranging from 684 to 2,106 sq ft, and are priced from A$569,000 (RM1.75 million).

"There will also be two limited penthouse duplexes measuring 2,982 and 3,559 sq ft priced at A$3.29 million (RM10.3 million) and A$3.59 million (RM11.2 million) respectively. All units will be allocated with one or two parking lots and come with storage areas. About 25% to 35% of the units are targeted at foreign buyers from Malaysia, Singapore, Hong Kong, China and Indonesia while the rest will be marketed to local Australian buyers," said Jon Wee.

Much thought has been put into the design and concept of the project as Matrix Concepts works together with leading Australian architecture studio RotheLowman. This is where space, natural light and ventilation, as well as greenery are emphasised to promote the health and well-being for its future residents and dwellers.

All units at M333 St Kilda will be incorporated with large sliding doors and windows with louvres. Some of the units will come with a winter garden/outdoor terrace, where residents will have the option of converting the space into a study or hobby area. There will also be greenery surrounding the exterior of the development.

According to the developer, M333 St Kilda is envisioned for a modern-day balanced living environment, especially where work-from-home trends have become increasingly common in the post-pandemic era. St Kilda, being a sought-after locality by those who emigrate from Asia-Pacific, is now covered by young professional immigrants from East Asia, making it the most preferred suburb for the 25- to 35-year-old age group.

The development will offer various communal areas/spaces, such as a double-volume ceiling co-working and co-living lounge on Level One and a private dining area that comes with a fully equipped kitchen on Level Five.

Other facilities include a fitness studio, outdoor dining area and barbecue garden. The maintenance fee, inclusive of sinking fund, starts from A$1,600 per annum. Nearby amenities include St Kilda Esplanade Market, The Avenue Hospital, Windsor Private Hospital, St Kilda Park Primary School, St Mary College, St Kilda Botanical Garden, as well as Luna Park — Australia's oldest theme park.
