According to Ping Properties probationary estate agent Eric Mok, who concluded the deal, the tenant of the factory liked the area given its proximity to the factory he has previously leased.

“The factory is also located nearby the main road of Bukit Kemuning. The tenant is an engineering company which does maintenance for oil and gas pipes, hence location is critical to ensure they deliver their services to the clients that they service. This factory also has an 800 ampere electricity capacity, unlike some other factories which only have 150-300 ampere electricity capacity,” said Mok.

He also added that the average monthly rent of a factory located on Jalan Bukit Kemuning is RM1.60 to RM1.80 psf.

Seksyen 34, Shah Alam is easily accessible via several highways such as Kemuning-Shah Alam highway and Shah Alam Expressway.

According to data from EdgeProp.my, the average asking monthly rent for factories in the Shah Alam area is RM1.01 psf, while the indicative asking rental yield is 6.2%.
