According to Ken Lai from Polygon Properties who concluded the deal, this project was launched in 2009 at an average   RM200 psf.

“Although this unit is not located on a high floor, it has a very nice pool view. The green landscaped view of the facilities floor also attracted the buyer’s attention,” he explained.

Lai noted that the seller is a property investor who owns a few units in The Zest, while the buyer bought it for his own-stay.

Bandar Kinrara 9 is a low density area which offers a quiet living environment but not too far away from amenities, he said.

Located nearby are the Kinrara Golf Club, Bukit Jalil Golf Club and Mines Golf & Country Resort, shopping malls such as Giant Kinrara and IOI Mall, as well as LRT stations BK5 and Alam Sutera.

According to data from theedgeproperty.com, there were eight transactions at The Zest in 2016 with average transacted prices of between RM571,667 and RM602,500. The average selling price psf was RM422 psf.

Based on 71 rental listings, as at May 17, 2017, the average asking monthly rent is RM1,714 or RM1.46 psf, while indicative asking rental yield is about 4.1%.
