PETALING JAYA (May 23): Property developer UEM Sunrise is set to launch the fourth residential phase at Serene Heights, Bangi in Selangor within 2Q2017.

The new phase called Dahlia comprises 2-storey terraced homes with built-ups ranging from 1,943 sq ft to 2,741 sq ft. Sitting on 14.1 acres of freehold land, there will be a total of 170 units in this phase with prices starting from RM585,000. The total gross development value (GDV) of phase four is estimated to be RM108.1 million.

According to UEM Sunrise managing director and CEO, Anwar Syahrin Abdul Ajib, Serene Heights which spans over 448 acres is a well-planned integrated township development.

“The residential areas enjoy pocket parks and community areas. Every precinct has a controlled access point to enhance safety and community security. Our homes are also designed as tropical contemporary homes with a tinge of nostalgic elements in line with our ‘balik kampung’ theme,” Anwar told TheEdgeProperty.com.

The main feature for Serene Heights is Cascadia — a 1.2km linked pond surrounded by a 3.5km jogging and bicycle track, with eight themed gardens surrounding it.

Anwar added that the target market for this project will be young executives, extended families and newly-weds.

“Legal fees, disbursement on the sales and purchase agreement (SPA) and stamp duty for loan will be borne by the developer. If the SPA is signed within 14 working days, there will also be a RM5,000 signing incentive. Our future homeowners will also be eligible for a free 24-month TM Unifi subscription,” he offered.

In terms of accessibility, the township is connected via several major highways including the North-South Highway, the Kajang-Seremban Highway (LEKAS) as well as the Kajang Dispersal Link Expressway (SILK).

Amenities nearby include schools such as Sekolah Rendah Sri Al-Amin, Rafflesia International and Private Schools and Tanarata International School and universities such as Universiti Tenaga Nasional, University Kebangsaan Malaysia, German Malaysia Institute, Univeristi Putra Malaysia, Nottingham University and Kolej Universiti Islam Antarabangsa Selangor.

Residents can get their groceries from the Giant Hypermarket, Bangi Gateway, Tesco and IOI City Mall located in the vicinity.

Hospitals are also nearby such as Hospital Serdang, KPJ Kajang Specialist Hospital, Hospital Pusrawi SMC and Hospital Kajang in the area as well as leisure spots such as the Danau Golf Club, Kajang Hills Golf Club, Bangi Golf Club and Taman Tasik Cempaka.

The project is set to be completed by 2Q2020.

UEM Sunrise had previously launched three phases of similar homes namely Acacia, Begonia and Camellia which are 100%, 78% and 88% taken up, respectively. Currently, the average selling price of Acacia is RM604,692 while Begonia and Camellia have an average selling price of RM703,212 and RM675,500, respectively.

Aside from Dahlia, the developer is also planning to launch three projects this year.

“We will be launching the Serimbun 2-storey terraced houses located close to mature residential and commercial developments in Iskandar Puteri with a GDV of RM106.7 million. We are also planning to launch an integrated development in Mont’Kiara, KL called the Solaris Parq with a GDV of RM735 million and a high-rise residential development called the Mayfair St Kilda Road in Melbourne, Australia with a GDV of RM713 million. All are slated for launch in 3Q2017,” said Anwar.
