PETALING JAYA (March 6): The supply of affordable housing in Selangor, priced at RM300,000 and below, is seeing a surge based on planned projects from 2025 onwards.

Over the years, Selangor’s property market has experienced notable shifts in price category distributions, reflecting changes in market demand, economic conditions and development priorities.

Based on *EdgeProp’s research, the affordable housing segment, comprising properties priced at RM300,000 and below, is seen to regain traction in 2026 after a temporary slowdown in 2025. In 2025, this category is expected to account for 13% of market supply, slightly lower than in previous years. By 2026, affordable housing supply will rise to 17.1%. Policy initiatives aimed at promoting affordable housing, coupled with an intensified focus by developers, are likely driving this resurgence.

RM300,001–RM600,000 homes still dominate overall market in 2025–2026

The lower-mid-tier property segment, encompassing homes priced between RM300,001 and RM600,000, has consistently commanded the largest portions of new launches until 2026. However, since its more-than-50% peak in 2022, its share has been declining, and current data shows a 38% share in both 2025 and 2026.

In contrast, higher mid-tier homes priced between RM600,001 and RM900,000 are showing resilience and modest growth. In 2025, this segment is seen to represent 21% of the market, rising to 24.6% in 2026. 

The high-end category, comprising homes priced between RM900,001 and RM1.2 million, is projected to see a slight contraction. From 11.3% in 2025, its share is expected to decline to 8% in 2026. 

Luxury properties priced above RM1.2 million are expected to face cooling demand after its peak in 2025. This segment is projected to account for 16.6% of the market in 2025 but is forecast to drop to 12.3% in 2026.

Affordable housing to lead property launches in 2027 and 2028: early indications

Preliminary data reveal that affordable housing projects below RM300,000 are expected to dominate the market, accounting for 48.5% of new launches in 2027 and an even more substantial 68.6% in 2028.

This dramatic shift may indicate the growing prioritisation of accessible housing options, driven by the Madani government’s focused commitment to resolving housing affordability challenges. Developers are increasingly aligning their strategies with this national agenda, ramping up the supply of affordable homes to cater to an expanding base of cost-conscious buyers and first-time homeowners.
