All types of real estate developments — from affordable homes to premium luxury apartments, high-rise units and landed houses — can be launched during the current soft property market, says Raymond Cheah, chief operating officer, commercial, at UEM Sunrise Bhd. 

The most expensive project was Indera Subang at an average price per unit of RM729,000.

PROPERTY transaction costs and taxation are becoming increasingly important considerations for investors. Global consultancy Knight Frank in its recently launched Global Tax Report developed jointly with Ernst & Young revealed that indicative property tax costs can range from as low as 3.5% or 3.6% of the property price in Monaco and Dubai, respectively, to over 30% in Sao Paulo.

The weaker-than-expected sales were predominantly due to a prolonged challenging environment in the property market stemming from high-loan rejection rates, especially in the affordable housing category, and delay in launches.
