Taman Desa, Faber Heights

This is the third in a series of four snapshots on Taman Desa. Look out for part four tomorrow.

  • We continue our focus on Taman Desa by looking at average prices on a per square foot (psf) basis. Based on transactions analysed by theedgeproperty.com, the average price of condominiums and apartments in the area was RM479 psf in 3Q2014, up 8.7% y-o-y.
     
  • In the 12 months to 3Q2014, a majority (54.9%) of transactions fell within the RM401-RM600 psf range. While the prices of units here on a psf basis seem to fall in the mid-end segment, unit sizes in Taman Desa tend to be quite large, hence the market caters more to upper-middle class buyers.
     
  • In the review period, transactions of non-landed residences in the secondary market have yet to breach the RM1,000 psf level.
     
  • The most expensive addresses is Papillon Desahill, with an average price of RM741 psf, at least 25% higher than other properties.
     
  • Surprisingly, many of the other expensive projects are fairly dated. They are OBD Garden Tower (RM593 psf), Faber Heights (RM583 psf) and Danau Permai (RM563 psf). These projects were completed in the 1980s and 1990s, yet their prices have continued to appreciate over time.
     
  • The cheapest projects are apartments such as Iris Apartment (RM301 psf) and Abadi Indah Apartments (RM359 psf).
     
  • Danau Murni is the cheapest condominium with amenities in Taman Desa, with an average price of RM377 psf. The units here are compact at 714 sq ft for a 3-bedroom layout and prices range from RM200,000 to RM333,000. Other inexpensive options in the mid-end segment are Abadi Villa (RM424 psf) and Desarina (RM432 psf).
