• Today, we continue our focus on Seri Kembangan by looking at average prices on a per square foot (psf) basis. Based on transactions analysed by theedgeproperty.com, the combined average price of condominiums and apartments in the area was RM303 psf in 3Q2014, up 20.6% y-y.
• The landscape in Seri Kembangan is fairly diverse, with most of the high-rises catering for the middle to lower-middle segment. In the 12 months to 3Q2014, the large majority (47.4%) of transactions fell within the RM201 – RM400 psf range. In the same period, another 30% were for transactions under RM200 psf and about 21.7% were for transactions between RM401 – RM600 psf.
• The most expensive address is The Heritage, with an average price of RM501 psf. This luxury serviced residence sits at the edge of the Mines South Lake. While there are a variety of unit sizes here, the most popular units are the 480 sq ft studios and the 1,000 sq ft 2-bedroom units.
• Parc @ One South (RM454 psf) and The Sanderson (RM444 psf) are next. Parc @ One South would suit buyers who prefer the convenience of a mixed development while The Sanderson would suit buyers who prefer a more quite, green environment.
• Located in Serdang Perdana, the East Lake Residence has an average transacted price of RM387 psf. Built in the early 2000s, this project offers views across the Mines Lake and golf course at affordable entry prices.
• The most affordable dwellings are led by the Taman Desa Serdang Flats (RM90 psf) and the Taman Sungai Besi flats (RM101 psf).
