This is the third in a series of four snapshots on Klang. Look out for the final part tomorrow.

  • Today, we continue our focus on Klang by looking at average prices on a per square foot (psf) basis. Based on transactions analysed by theedgeproperty.com, the combined average price of condominiums and apartments here was RM155 psf in 3Q2014, up 13.3% y-o-y.
     
  • Klang remains a very affordable city with ample land supply. Most of the strata transactions here fall within the low-to-mid cost segment. In the 12 months to 3Q2014, there were no recorded secondary transactions above the RM400 psf level. About 87.8% of transactions fell below RM200 psf.
     
  • The most expensive address is Pelangi Heights with an average transacted price of RM240 psf. Kasuarina Apartment in Bandar Botanik is next with an average price of about RM213 psf.
     
  • Other relatively pricey projects are Vista Indah and Prima Bayu with an average price of RM186 psf and RM183 psf respectively. They sit in a cluster along with several other developments in Taman Bayu Perdana. 
     
  • While the present strata landscape in Klang is fairly homogenous, the newer developments are becoming increasingly more upmarket. Maple Residences at Canary Gardens was reported to have launched at between RM550 – RM600 psf while the serviced apartments at Gravit8 were reportedly priced between RM500 – RM550 psf.
     
  • Finally, the most affordable dwellings are the led by the Taman Sri Andalas shophouses and Pangsapuri Rebana with an average price at just RM80 psf each.
