Dutamas

•    Today, we continue our focus on Dutamas, Kuala Lumpur by looking at average prices on a per square foot (psf) basis. Based on transactions analysed by TheEdgeProperty.com, the average price of condominiums in the area was RM518 psf in 1Q2015, up 6.6% y-o-y.

•    In the 12 months to 1Q2015, the majority (64.9%) of secondary strata transactions were within the RM401 – RM600 psf price range. Another 16.4% were for properties priced between RM201 – RM400 psf. Sales valued over RM1,000 psf accounted for only 3.3% of transactions.

•    The most expensive project was Solaris Dutamas, with an average price at RM969 psf. Located above the popular Publika mall, residential units here command a premium of around 50%. In the review period, prices for the 1-bedroom suites here were between RM750 psf to RM1,124 psf.

•    Other pricey projects on a psf basis were Sutramas (RM587 psf), Royal Regent (RM576 psf), Anggun Puri (RM537 psf) and Hartamas Regency (RM529 psf). Most of these projects are almost a decade old, and fall within the middle- to upper-middle segment.

•    The cheapest units can be found at the walk-up apartments in Taman SPPK Segambut (RM190 psf).

•    The most affordable non-landed homes here are older properties along Jalan Dutamas Raya. They are led by Menara Duta 2 (RM349 psf), Menara Duta 1 (RM362 psf), Prima Duta (RM371 psf) and Prima Ria (RM397 psf).

•    Numerous new projects are sprouting around the neighbourhood. Concerto North Kiara and Verdana North Kiara have both been recently completed while 28 Dutamas and NK Residences are underway.
