SHAH ALAM (Aug 1): Idaman Bukit Jelutong—one of the affordable housing projects in the Rumah Selangorku (RSKU) initiative—is fully taken up and will be handed over to its owners on Aug 8. Selangor menteri besar Datuk Sri Amirudin Shari will officiate the official handover ceremony.

Developed by Gagasan Nadi Cergas Bhd through its subsidiary Nadi Cergas Sdn Bhd, Idaman Bukit Jelutong spans 10.5 acres in Bukit Jelutong, Shah Alam.

The project comprises 1,260 units across three towers, ranging from 19 to 20 floors. Each unit has a standard size of 1,000 sq ft and is priced at RM250,000.

Each unit comes semi-furnished with a kitchen cabinet, wardrobe, refrigerator, water heater, air conditioner, and television, as well as two car parking bays.

Among the facilities provided are a swimming pool, gymnasium, multipurpose hall, rooftop garden, jogging track, badminton court, and a three-tier security system.

“This project launched in 2022, and the demand for these homes in Bukit Jelutong has been very high. [Since the launch], we have received about 6,000 applications, which is a significant result that exceeded our expectations.

“It’s important to note that the Idaman project targets the M40 group. We know that the M40 group often falls into an income trap, where they cannot afford the lower-range houses, nor can they afford the higher-end homes. The Idaman project is our solution to this issue,” Pemodalan Negeri Selangor Bhd subsidiary PNSB Construction Sdn Bhd head of subsidiary Wan Afnizam Wan Moran said during a preview of the project.

He highlighted that Bukit Jelutong is a very mature location, with most of the homes being landed properties, priced between RM600,000 and RM1.2 million. However, the land for Idaman Bukit Jelutong was designated for affordable housing.

“That's why we deliberately differentiated our development from other RSKU homes, which are often perceived as being of lower quality. Our development looks and feels like a condominium, but it remains affordable, with prices starting at RM250,000. This is why the take-up rate was so high,” added Wan Afnizam.

As a major series of affordable housing under the RSKU initiative, the Selangor government targets to build 60,000 Idaman units by 2027.

Wan Afnizam indicated that the current total number of approved projects is around 24 projects comprising 39,000 homes. Of these, four projects have been completed and handed over to the homebuyers, totalling 6,079 units.

“This year, our target is to deliver around 8,000 units,” he said.

Going forward, PNSB plans to build more affordable housing in Kwasa Damansara, Seksyen U12 Shah Alam, Elmina and Putrajaya.

“[We specifically chose] these locations to be close to essential facilities and access points. We want to change the mindset that low-cost housing is located outside the city by placing Idaman homes near city centres,” Wan Afnizam concluded.
