KUCHING (April 25): Sarawak-based developer Hock Seng Lee (HSL) has unveiled its latest high-rise project, Citadines Langit Kuching (Langit) in Kuching, Sarawak. The project's groundbreaking ceremony was held earlier on Friday and the event was officiated by Kuching South City Council mayor Datuk Wee Hong Seng.

The project is a joint development between HSL’s wholly owned subsidiary Neat Plan Sdn Bhd and Singaporean real estate and lodging company The Ascott Ltd, a wholly owned business unit of CapitaLand Investment Ltd.

Langit is situated on a 0.8-acre leasehold tract in Jalan Tabuan, near Kuching’s city centre. It will be a mixed-use development comprising two 28-storey towers — Tower A with 64 condominium units and Tower B with 220 Citadines serviced residences managed and operated by Ascott — and a three-storey public plaza with commercial spaces. The lead architect for the project is Sarawak-based architecture firm David Ong Architect, while the interior design will be handled by Ascott.

Targeted to be completed by 2029, the two towers will be linked by two “floating” clubhouses on Levels 4 and 15. The clubhouses are exclusive for the condominium and Citadines residents.

A grand staircase will anchor the three-storey plaza, where the developer plans to have playgrounds and hold concerts and art installations.

Langit’s architecture will feature facade screens inspired by the Dayak culture. Its landscaping, to be maintained by HSL, will draw upon Borneo’s rainforests as inspiration.

According to the developer, the condominium units are expected to go on sale in late 2026, with prices expected to average RM1,000 psf. The one- to five-bedder condominium units will come with built-ups ranging from approximately 900 to 3,900 sq ft. According to the developer, the project’s gross development value and maintenance charges have not been confirmed at the time of writing.

“We started this project in 2021 as an architectural competition and we obtained 120 entries. This current design is a clear favourite from day one,” said Neat Plan director Yu Ji during a press conference at the event. Neat Plan is the property division of HSL.

Yu added that the company is targeting a Green Building Index certification for Langit, which is designed to use a passive design concept to maximise natural lighting and ventilation. “We also use double-glazed glass to minimise noise and heat, and employ building management systems by Ascott to save on electricity, among others.”

Ascott International Management (Malaysia) Sdn Bhd country general manager Mondi Mecja said, “Langit will be our flagship property in Kuching with Ascott also bringing in some international flair to this city. The Citadines portion is expected to create around 100 jobs.”

Meanwhile, mayor Wee said the presence of an international hospitality brand such as Ascott will play an important role in positioning Kuching on the global map.

“We are proud to welcome the Citadines brand to our city through the launch of Langit, a development that exemplifies forward-thinking urban design harmoniously integrated with lush greenery for which HSL is known for,” Wee added.
