KAJANG (March 13): S P Setia Bhd has successfully handed over Emporia, the first shopoffice development in the township of Setia Alamsari in Kajang on Feb 22, 2025 — ahead of its initial targeted date of Aug 20, 2025.
Nestled within the vibrant Setia Alamsari township in Kajang, Selangor, Emporia was first launched in August 2022 and has achieved a 100% take-up. It features 30 units of double storey shop offices with a diverse and popular mix of retail, dining and essential services such as Q Bistro, RBS Bistro, Mixue, Ecoshop and Restaurant Syed Maju Nasi Kandar Signature.
Prior to the vacant possession, Emporia has achieved an impressive 90% pre-lease rate, reflecting a strong demand and confidence in this vibrant commercial hub.
“Emporia is poised to become a thriving business and lifestyle destination, offering an exciting mix of retail, dining and services to cater to the growing community in Setia Alamsari,” said S P Setia divisional general manager Koh Sooi Meng said,
With a total gross development value (GDV) of RM60.2 million, Emporia offers land sizes from 22 ft by 75 ft, with built-ups of 3,208 sq ft to 6,646 sq ft. The prices of the 30 units range from RM1.57 million to RM3.71 million.
Emporia will serve over 151,000 residents living in the surrounding populated neighbourhoods within an 5km radius in Semenyih, Bandar Baru Bangi, Bangi Avenue, Bandar Seri Putra, Lambaian Residence, Serene Heights and Southville City.
“The mixed-development phase has received encouraging response from business owners of F&B, supermarkets, groceries and clinics, pre-schools, all eager to establish their presence in the fast-growing Setia Alamsari,” he said.
“The overwhelming response for this development promises high rental returns for shop owners. For instance, the rental rates of intermediate shop-lots in the area can fetch between RM9,000 to RM11,000 per month, while the corner shop-lots can go up to between RM20,000 to RM25,000 per month,” he added.
Previously, the township’s most recent launch, Teman shoplots has recorded 90% takeup rate since its launch in December 2024. Teman comprises 37 shoplots with a total GDV of RM106 million, out of which 20 intermediate units with a built-up of 3,332 sq ft are priced from RM1.91 million, while four corner units with a built-up of 5,184 sq ft are priced from RM3.4 million.
The launch also consisted of 12 semi-detached units with a built-up of 4,882 sq ft (priced from RM3.93 million) and one single-detached unit with a built-up of 5,531 sq ft and priced at RM6.22 million. There are four semi-detached units left that are still available that are priced at RM4.13 million per unit.
Upcoming soft launch of Elysian at Setia Alamsari
Riding on the success of its previous launches, Setia Alamsari is set to unveil its next Phase — Elysian Bungalows & Semi-dees— which will feature a modern Nusantara-inspired concept and a cul-de-sac layout for ultimate privacy.

Elysian will be situated just 1km from the newly-completed Emporia, and will be near the upcoming, highly anticipated Masjid Baiturrahman Alamsari, which will be one of the largest mosques in the area and is scheduled for completion in 3Q2025.
