PETALING JAYA (Jan 24): Investing efforts into in-depth market insights and problem-solving are the two keys to success for Vivahomes Realty Sdn Bhd real estate negotiator (REN) Muaz Azizan.
Starting out as a manager for Shell Malaysia, Muaz’s initial career path involved conducting market analyses and land surveys for potential sites of new Shell stations. After gaining 10 years of experience in conducting market research, Muaz’s attention began to shift towards property.
Beginning with helping out his friends and family, Muaz soon seriously considered switching careers to real estate, when his guidance resulted in a string of successful property investments for his loved ones.
“From that initial success, people started coming to me for market insights on various property deals. I discovered that I loved to help people achieve their dreams of becoming homeowners, or increase their wealth through smart investments,” Muaz told EdgeProp.my.
And that is what Muaz loves about real estate: the ability to solve his clients’ real estate problems. The satisfaction of seeing clients successfully secure their dream properties, with the help of his consultation and analyses, is what brings Muaz the most joy out of his career.
He highlighted an example of a particularly challenging property at his agency that had not been sold in two years.
“My team and I realised two major aspects to this problem: a lack of insights in regards to the property, and following that, the need for high marketing exposure for the property.
“And once we had conducted a thorough market analysis for that property, it was easy to determine the right promotional strategy, and we ended up selling the property off in seven days,” he shared.
Closing the sale of the “un-sellable” property in a record breaking seven days remains one of his fondest achievements, said Muaz.
In terms of research, Muaz uses EdgeProp’s EPIQ and research tools to conduct price comparisons between properties, and also to study transaction histories for the locations.
Muaz also advised aspiring realtors to enter the property market with the mindset of being there to solve problems for their clients.
“Do not hesitate to utilise the power of market insights to aid in any problem solving,” Muaz stressed.
Muaz, whose property listings can be found in the northern region, such as Perak, Penang, Kedah and Perlis, said that while sources of information are plenty today, he encouraged homebuyers to seek out qualified and registered professionals for trustworthy advice.
“Most of the time, buyers don't fully understand the value of a property or a location. Our task as licensed real estate agents is to educate and advise them accordingly so they can make the right decisions. If you want to service your car, you go to the workshop to see a mechanic. But when dealing with our biggest assets, which are our property, people would rather make the decision based on their own judgements, instead of asking a property consultant. Therefore, a lot of people make inaccurate decisions in real estate,” said Muaz.
Now into his sixth year in the industry, Muaz hopes he can continue to educate his clients with accurate property insights, guide them to their dream properties, and increase their wealth through smarter property investments.
