SELANGOR (Dec 24): Two of S P Setia Bhd’s commercial projects in Semenyih, Pines Avenue at Setia EcoHill 2 and Baris Place 2 at Setia Mayuri have recorded 100% take ups.

The storey shops Pines Avenue comprises 14 units in total, and have built-up sizes between 2,988 sq ft to 4,421 sq ft, with prices ranging between RM1.3 million onwards. Launched in October, and scheduled to be completed by October 2027, Pines Avenue is a waterfront commercial development located within 18-acre South Creek.

Also launched in October, Baris Place 2 comprises 16 units of 2-storey shop lots with built-ups ranging from 3,172 sq ft to 4,054 sq ft, with prices ranging from RM1.5 million onwards.

Meanwhile, French-inspired 1- and 2-storey bungalows Reineville at Setia EcoHill have successfully held their handover and Owners Appreciation Day on Nov 24.

“We are delighted to share that our recent launches in Semenyih, namely Pines Avenue at Setia EcoHill 2 and Baris Place 2 at Setia Mayuri have garnered 100% take-ups respectively. It is a testament to our quality products as we capitalise on the catchments in the surrounding areas of Semenyih,” said S P Setia Bhd divisional general manager Koh Sooi Meng, adding that there is an existing high demand for leasing there, with several enquiries from reputable brands.

“Historically, looking at our previous offerings in Semenyih, both developments are expected to generate good rental yields, ranging from 6% to 8%

“Based on our research, the rental rates of shop-lots in the area can fetch between RM5,000 to RM8,000 per month; while corner shop-lots to RM10,000 to RM15,000 per month,” said Koh.

“We are thrilled to share our handover of Reineville at Setia EcoHill, which is one of our upper range products, which is situated next to the award winning 13-acre Oriental Garden in the township,” added Koh.

First launched in December 2022, Reineville at Setia EcoHill was introduced at RM1.398 million. “Compared to the price of our latest launch, Casaville, which has seen a significant appreciation with current prices ranging between RM1.48 million and RM1.49 million, as of December 2024. This notable growth reflects the increasing value of our developments,” Koh revealed.

With a total GDV of RM60 million, Reineville forms part of the vibrant Setia EcoHill township, which spans 5.6 acres. The freehold township is poised to have a total population of 30,000 with 7,500 units of homes once it is fully completed in 2030.

Meanwhile, Pines Avenue has a total DV of RM5 billion. The mixed township also has a total land bank of 1,010 acres, with more than 80 acres reserved for green parks while approximately 17 acres of parks, earmarked for the South Creek and 18 acres of Adventure Park.

Baris Place 2 was first launched in 2019. The freehold township has a total GDV of RM700 million with 10 year development period. As of June 30, approximately 195 units have been launched.

“We are confident that our townships and developments in Semenyih will continue its trajectory of growth, and we will have plans to launch new products here in FY2025,” said Koh.

To date, the townships in Semenyih are connected via major highways such as the KL-Seremban North South Highway (PLUS), Kajang Dispersal Link Expressway Highway (SILK), and the Kajang Seremban Highway (LEKAS), South Klang Valley Expressway (SKVE), Jalan Semenyih, Jalan Bangi Lama and the East Klang Valley Expressway.
